Seneca Village

SITUATION

  • ORLO Affordable Housing sought to improve energy efficiency at Seneca Village in Gaithersburg, Maryland, a 40-acre community with 58 buildings and 684 residential units. The project combined roofing improvements with a 2.18 MW rooftop solar array to reduce energy costs and support long-term property performance.

  • PAX Services Group worked closely with ORLO and Solar Energy Services to coordinate roof replacement and reflective coatings with the planned solar installation.

CHALLENGES

  • Work across 58 occupied buildings required careful scheduling and communication with property management to minimize disruption to residents. Site safety measures needed to account for construction activities throughout the community.

  • The project also involved a tight installation timeline and strict regulatory requirements. Roofing and solar installation schedules required close coordination to prepare roof areas for the solar contractor and maintain progress.

    SOLUTIONS AND RESULTS

    • PAX completed the roofing work across all 58 buildings on time and within budget. The improvements provided durable weather protection and supported installation of the rooftop solar array.

    • Reflective coatings and solar infrastructure contributed to the property’s energy-efficiency strategy. The initiative was projected to deliver energy savings of 2,583,535 kWh and more than $300,000 in annual cost savings.

    • The completed project supports ORLO’s commitment to sustainable property management through coordinated roofing improvements and renewable energy infrastructure.
